Robert Duffin, who arrived from County Down, Ireland, chose the sunny slopes near Terra Nova for their abundant pine timber, in deliberate contrast to the Yorkshire settlers who had come to Honeywood. The Duffin family remains prominent in the Terra Nova area today, with direct descendants into the fifth generation — one of the longest continuous family presences in all of Mulmur.

The community's economy was built on shingles and lumber. John Abd of Lot 17, 4th Line, opened the first shingle mill, and Welsh's Sawmill followed shortly after. The dam on the Pine River that powered these mills was built by men labouring with shovels. Scriver's Mill, built on Lot 20 west of the village, became one of the most iconic operations of the era — its ca. 1900 photograph is among the most recognized heritage images of Mulmur Township. Peter Thomson eventually consolidated the mills, and the Thomson family businesses continued to operate in Alliston and Creemore — a living cross-community legacy.
